Wood and composite decks collect algae, mildew and a gray, weathered layer. We wash with the grain at low pressure so the boards come clean without fuzzing or gouging the wood. It is also the right first step before staining or sealing.
Vinyl, wood and log siding get mildew and dirt on the shaded side and under the eaves. We rinse from the bottom up, never spraying water up behind the panels, and keep the pressure low to protect the paint and finish.
Lake docks and composite steps get slippery with algae; concrete patios and pavers hold moss in the joints. Concrete takes more pressure, composite takes less. We adjust the tip and distance for each so it comes back clean and safe to walk on.
When to book
Any time above freezing works, but two windows make the most sense for homes from Albany to Queensbury.
Once the snow is gone, decks, docks and siding carry a winter's worth of grime and the first green film. A spring wash gets your deck ready for the season and is the usual prep before staining. Lake George and Saratoga Springs rental owners: book before your first guests arrive.
Pollen, leaves and a summer of use leave a layer that will sit under the snow all winter. Washing in September or October removes mildew before it spreads and gives a surface you plan to stain or paint time to dry while the days are still warm.

Yes. Stain and paint only bond to a clean, dry surface, so we wash first.
Usually not. We confirm access to an outdoor water spigot and the areas to be washed when we quote. Let us know about grills, planters or furniture you'd rather we not touch and we'll work around them.
Give us 24 hours' notice and there's no fee; cancellations with less than 24 hours' notice incur a 30% fee. If rain is in the forecast, call us and we'll pick a new date together.
